Dear Sirs:
Please find attached an executive summary, business plan and power point presentation for your review. Additional information is available upon request. I am providing the base model for the Plan which does not include the plans for expansion on the 15 acre parcel that is currently under contract for $3,000,000. This expansion model will include an increase in revenue stream to include a 40 bed facility vs a 28 bed facility for the Drug & Alcohol Rehabilitation Center. The additional beds would produce an additional $720,000 per month in gross revenues and would also include an increase in revenue to the 'Out Patient' program, providing for an additional $35,000 for Out Patient services. Per the Plan, additional revenues also include transportation and Detoxification services. The expanded Plan will also include a separate unit exclusively devoted for Women and Eating Disorders. There would be similar income streams as stated above to provide for support on 3 levels; Inpatient, Intensive Out Patient (IOP) and Extended Care with living facilities. Therefore, there will be a total for $1,500,000 in additional gross income over and above the information stated in the Business Plan (attached) . The total number of units (beds) would be between 52-60. The estimates above are on the conservative side using 52 units.
Please keep in mind the gross income stream produced for the base product (Inpatient Care) which is a minimum 30 day program will equal at full capacity 60 patients x $59,500 per patient = $3,570,000 per month/ This does not include out patient or extended care, nor does it include detoxification services or transportation. We intend to build a Helicopter pad on the property and will purchase or lease a helicopter to provide for the utmost in privacy and security for our affluent patients.
I will forward you the loop net listing on the property as well as the Fully executed contract under separate cover. Please note: we have started our due diligence phase of the contract; therefore, Time is of the essence.

As per our conversation, My breakdown for the financing request is as follows:

1. Land Acquisition Cost = $3,000,000
2. Build out/improvements = $12,000,000
3. Working Capital/seed money = $5,000,000

Total request is for $20,000,000
